A tile roof past thirty with recurring leaks in different places is telling you the underlayment is finished, and patching it is renting time at a bad rate. We inspect, photograph and tell you which one you have.

It is found on tear-off day, because that is the first time anyone can see it. Our estimates carry a deck repair allowance so it is priced rather than sprung on you. If the damage runs into the trusses, that is structural work, and our general contractor licence covers it without bringing in a second contractor.

Most single-family homes run three to seven working days on site, depending on size, material and what the deck looks like once it is open. Permitting before that varies by city: some building departments issue in days, others take weeks. We give you both timelines separately so you know which part is us and which part is the county.

It depends on the structure, the look you want and how long you plan to own the house. Tile lasts longest and weighs most. Metal handles wind and heat well and costs more up front. Shingle is the value option with the widest style range. Flat systems are their own decision. We price what suits your roof rather than what suits our week.

Sometimes, and it depends on the cause rather than the age. Storm damage is often covered; wear is generally not. We document what we find to your carrier's requirements and work with the adjuster, but we do not promise an outcome that is the insurer's to decide.
