There is a point where patching the same roof a third time costs more than replacing it. We will tell you when you have reached it, and when you have not. A replacement is a tear-off down to the deck, whatever is rotten underneath put right, and a complete new system installed to code and inspected.
What's included in Roof Replacement
- Repair-or-Replace Verdict:A straight answer on whether the roof has life left in it, with photographs of what we found and why we reached that call.
- Complete Tear-Off and Disposal:Every layer removed to the deck and hauled away. Florida code does not allow new shingles over old.
- Deck Repair Allowance:A stated allowance for replacing rotten sheathing, so a bad deck does not become a surprise invoice halfway through the job.
- Structural Work Under One Licence:Rotten trusses and failed framing are general contracting, not roofing. We hold both licences, so the job does not stop while a second contractor is found.
- Permit and Inspections:Filed with the office that covers your address, and scheduled around that department's cut-off times so the roof is not sitting open.
- Same-Day Dry-In:No roof of ours is left open overnight. What is torn off is dried in before the crew leaves.
Our Roof Replacement process
- Honest Assessment:We inspect the roof and tell you whether it needs replacing or whether a repair buys you real time. Both answers are free, and we put the reasoning in writing.
- Material Decision:Tile, shingle, metal or flat each behave differently in South Florida heat and wind, and each carries a different cost and lifespan. We walk you through what suits the structure, the neighbourhood and the budget.
- Written Estimate and Scope:A fixed scope covering tear-off, disposal, deck repair allowance, underlayment, the new system and cleanup. You see what is included before anything is signed.
- Permitting:We pull the permit with your city or county building department. Broward and Miami-Dade work is done to High-Velocity Hurricane Zone requirements.
- Tear-Off and Deck Inspection:The old system comes off completely. The exposed deck gets inspected, and this is where surprises surface. Rotten sheathing and damaged trusses are structural work, which is why our general contractor licence matters here.
- Dry-In and Installation:The deck is dried in the same day it is opened, inspected, then the new system goes on to manufacturer specification.
- Final Inspection and Warranty:Building department inspection, magnetic sweep of the property, and your warranty paperwork.
